CONCEPTUAL PLANNING
Meet with and coordinate with the Architect and its consultants, as reasonably required, during the preparation of architectural, design and engineering plans and specifications for the Project, ensure conformance with Owner’s design guidelines and conceptual plans and provide recommendations on the availability of labor, equipment and materials, the costs of alternative designs and materials, and other issues relating to costs and possible savings.
SELECTION OF ARCHITECT, CONTRACTORS, ENGINEERS
Supervise the procurement of competitive subcontractor bids by the general contractor for the construction of the Project, tabulate and analyze bid results, and submit recommendations to Owner regarding the award of construction contracts and subcontracts relating to the Project.

LENDER MANAGEMENT
Establish procedures for the processing and payment of draw requests to the construction loan lender for payments to the members of the Project Team. Developer shall review and verify all draw requests to the construction loan lender (and any necessary supporting documentation) submitted by any provider of professional or construction services.
VENDOR MANAGEMENT
Direct, coordinate, monitor and supervise the performance of all vendors or providers of professional or construction services in connection with the development of the Project, and periodically verify to Owner that such activities and services are provided by such parties substantially in accordance with the terms of their respective contracts.

CONSTRUCTION TIMELINE MANAGEMENT
Maintain an up-to-date set of working construction plans and specifications for the Project, and addenda and change orders thereto.

OVERALL DEVELOPMENT MANAGEMENT
Schedule and conduct meetings with the Project Team and other appropriate parties during the course of development of the Project as often as reasonably necessary to provide continuing supervision of the construction of the Project.

CONCEPTUAL PLANNING
Promptly advise Owner in writing upon Developer’s actually becoming aware of (i) any material disputes or potential material disputes with any member of the Project Team, any adjoining property owner or any other party relating to the Project, and (ii) any material accident, personal injury, damage to property, or other incident at the Project.

Review and periodically propose updates to the Construction Budget and the Construction Schedule. In the event that Developer determines that development and construction of the Project is not in accordance with the Construction Budget and/or the Construction Schedule, Developer shall promptly investigate the causes for the departure from the Construction Budget and/or the Construction Schedule, report such causes in writing to Owner, and provide written recommendations to Owner as to how to most efficiently and economically return the Project to compliance with the Construction Budget and/or the Construction Schedule and supervise implementation of Owner’s decisions with respect thereto.
ADVISE ON VARIOUS CONSTRUCTION CHANGES
Recommend and advise Owner concerning potential and actual construction change orders, construction change directives and additional services proposals by the Project architect, its consultants and any Owner’s consultants and cost savings where appropriate, endeavoring in all events to minimize the number of construction change orders and construction change directives.
IMPLEMENTATION OF OWNERSHIP DECISIONS
Supervise and coordinate the implementation of Owner’s decisions in connection with the development and construction of the Project (it being understood, however, that Developer shall not be responsible for the actual performance of any service, duty, or work that is the obligation of a Project Team member under the terms of their respective agreements with Owner).
COMPLETION INSPECTIONS
Conduct periodic, substantial and final completion inspections of the Project and coordinate the correction, by the general contractor or other Project Team members, as applicable, of deficiencies, and submit to Owner recommendations concerning final acceptance of the Project by Owner.
INSPECT AND DIRECT GC AND SUBS
Inspect and direct the general contractor and subcontractors to promptly cause all construction deficiencies noted prior to and at substantial completion of the Project.
SECURE AND TRANSMIT OWNER WARRANTIES
Secure and transmit to Owner warranties and similar submittals required to be provided by the general contractor and/or any subcontractor.
